Port Imperial sits on what was once a dilapidated expanse of rail yards and industrial piers that had fallen into deep disrepair by the late twentieth century. In 1981, trucking magnate Arthur Imperatore purchased two and a half miles of this waterfront land for seven point five million dollars. He envisioned the property as a bridge between the quiet New Jersey cliffs and the bustling center of Manhattan. His plan for a master-planned community was so ambitious at the time that skeptics dismissively nicknamed the endeavor Arthur's Folly.
