Theodore F. Payne House

The Theodore F. Payne House stands as a rare survivor of the eighteen eighties, a time when San Francisco was rapidly evolving into a city of timber and Victorian ambition. While much of the neighborhood around it succumbed to the fires following the nineteen-oh-six earthquake, this mansion remained intact. Its preservation offers a glimpse into the domestic lives of the city's wealthy elite during the late nineteenth century. The house was financed entirely by Mary Pauline O'Brien, the niece of a famous Comstock Lode silver king. She ensured her fortune remained under her own control, even commissioning the building contract in her own name. Her husband, Theodore F. Payne, was a successful manufacturer of industrial hardware, but it was the silver wealth inherited by his wife that paid for the mansion’s construction. This financial independence was unusual for the era and serves as a quiet record of her influence.
