The building features an irregular, fragmented facade of weathered steel and jagged glass panels that contrast sharply with the neighboring brickwork. Designed by Lyons Architects, it sits on the site of a former cold storage facility and serves as a hub for the university school of fashion and textiles. During construction, workers uncovered an old underground tunnel system that forced engineers to adjust the foundation beams mid-project. This unexpected discovery delayed the opening by several months while designers reworked the basement support structure.
